eTown works for buyers who want newer homes, stronger tech infrastructure, and access to major employment corridors. Murray Hill is a practical way into an established, local-business-driven part of Jacksonville at a more realistic budget than nearby legacy neighborhoods.
Hyland Trail gives buyers a newer master-planned option in Duval with entry points that still make sense in this cycle. With 2026 inventory conditions more balanced, these three areas are giving first-time buyers better choices and better negotiation room.
