Alabama down payment assistance: how to evaluate AHFA and Step Up
Down payment assistance can change how a buyer organizes the cash needed for a purchase. It also adds questions that should be answered before the buyer depends on that money.
The Alabama Housing Finance Authority homeownership page is the starting point for current program information. AHFA works through participating lenders rather than making home loans directly to buyers. Its program materials should be checked alongside a lender's explanation of the proposed transaction.
Assistance is not always a grant
AHFA's Step Up program uses a second mortgage for down payment assistance. That distinction matters: money available at closing may create a separate repayment obligation.
Review the current program description and ask how the assistance is documented, what its payment would be and how it affects your total monthly commitments. Avoid using the words “free money” as a substitute for reading the terms.

Put eligibility and availability on separate lines
A published program can have requirements tied to the borrower, property and financing. Meeting one requirement does not establish that the complete transaction qualifies.
Ask the participating lender to identify the current rules, required education or documents, and any steps needed to secure the assistance. Check whether your intended property and financing structure fit. Do not build a closing plan around an old social-media post or an undated eligibility chart.
Compare the complete purchase, with and without assistance
Ask for two clearly labeled scenarios when possible: one using the proposed assistance and one using another viable financing structure. The point is to understand tradeoffs rather than assuming the option needing less cash today is always cheaper overall.
Compare the first mortgage, any second mortgage payment, lender charges, cash to close and money remaining after closing. If you expect to sell or refinance, ask what happens to the assistance obligation at that point.
