A credit dispute can be legitimate and still create extra work during mortgage underwriting. The lender may need to confirm whether the account belongs to you, what information is wrong, and whether the debt or payment must be included.

As a wholesale mortgage broker, I want to see the actual report before a Jacksonville buyer adds, removes, or updates a dispute. A generic instruction to “delete every dispute” can be as unhelpful as ignoring an error.

Can a credit dispute affect mortgage approval?

Yes. The effect depends on the account, what is being disputed, whether the information is accurate, the underwriting system, the loan program, and the supporting documents.

Current Fannie Mae Desktop Underwriter guidance says DU first evaluates the file with disputed tradelines included. Its result may require no further action or may direct the lender to investigate ownership, accuracy, and completeness. A dispute comment is not automatically an approval or denial.

Separate an error from accurate negative information

Start with the reason for the dispute:

  • The account does not belong to you
  • A balance, payment, date, or account status is wrong
  • A paid account has not been updated
  • Identity theft or unauthorized use is involved
  • The account is yours and the reported information is accurate, but you disagree with the creditor

These are not interchangeable. Current Fannie Mae credit-report accuracy guidance tells lenders to review significant inaccuracies and confirm the information through the credit reporting company. Multiple disputes or a disputed mortgage account may require an explanation and supporting records.

FHA and conventional reviews are not identical

Program rules can treat disputed accounts differently.

The current FHA Handbook 4000.1 separately addresses disputed derogatory accounts, non-derogatory disputes, medical accounts, and identity-theft or unauthorized-use disputes. Depending on the account type and cumulative balance, an automated FHA file may need manual underwriting and supporting documentation.

Fannie Mae DU uses its own disputed-tradeline process. The monthly payment for a disputed account must be included in the debt-to-income calculation when the account belongs to the borrower under the cited DU guidance.

Do not assume the result from one program or lender applies to every mortgage.

Check all three reports early

Use AnnualCreditReport.com to access the federally authorized source for free credit reports. Review account ownership, balance, payment history, status, dates, and dispute comments on each report.

The Consumer Financial Protection Bureau says fixing an error generally involves the credit reporting company and the business that supplied the information. Clearly identify the error and provide supporting copies.

If identity theft is involved, follow the reporting and recovery steps at IdentityTheft.gov and preserve the official records.

Documents to gather before preapproval

Build a simple file for each disputed account:

  • The credit-report page showing the account and dispute notation
  • The dispute confirmation and investigation result
  • Statements showing the correct balance and payment history
  • Canceled checks, bank statements, payoff confirmation, or settlement records
  • Creditor or servicer correspondence
  • Police, identity-theft, or unauthorized-use documentation when applicable
  • A short timeline explaining what is wrong and what action you took

Keep copies of what you submit. Do not send passwords, full account credentials, or unredacted sensitive records through ordinary email.

Do not change a dispute during a live file without a review

Adding or removing a dispute can update the report, change the information evaluated, or create a documentation condition. It does not guarantee a better score or approval.

Before making a change, let the mortgage professional review:

  1. The current report from all three bureaus
  2. The exact account and dispute reason
  3. The documents that support the correction
  4. The loan program and underwriting findings
  5. The closing timeline

If the information is wrong, use the proper dispute process. If it is accurate, do not file a false dispute to hide it from mortgage underwriting.

What Jacksonville Realtors should know

Realtors do not need a buyer's private credit documents. They do need to know whether the financing review is complete enough for the offer and timeline.

If a dispute needs creditor research, bureau updates, or manual review, account for that before setting an aggressive closing date.
