Prequalified or Pre-Approved? What Jacksonville Sellers Actually Take Seriously

I get this question from first-time buyers almost every week: "I already have a letter. Isn't that the same thing?"

Sometimes it is. Sometimes it isn't. And the difference usually shows up at the worst possible moment, right after a seller accepts your offer.

The words don't tell you much on their own

Here's something most buyers don't know. Lenders use "prequalified" and "Pre-Approved" differently. The Consumer Financial Protection Bureau says it plainly: the label on the letter doesn't tell you much about the process behind it.

What matters is what the lender actually looked at.

Some letters are based only on what you told the lender over the phone or in an online form. Your income, your debts and your savings, all unverified. Other letters come after someone has pulled your credit, read your pay stubs and W-2s and checked your bank statements.

Both might say "Pre-Approved" at the top. Only one of them has been tested.

Either way, neither one is a guaranteed loan offer. A real Pre-Approval is still based on assumptions about the home, the appraisal and your file staying the same through closing, and it's subject to final underwriting and appraisal.

Why it matters in Jacksonville

When a seller and their agent compare offers, they're not just looking at price. They're asking one question: which buyer is actually going to close?

A letter backed by a real file review answers that question. A letter based on a quick conversation doesn't, and good listing agents know the difference. A good listing agent should always reach out to the loan officer on the Pre-Approval to ask what was verified.

That's a call I want to get. It's a chance to tell them exactly what I've already reviewed.

What a real Pre-Approval should include

Before you start touring homes, here's what I want you to have:

  • A credit review. Not a guess from an app. The actual report, so we can spot problems while there's still time to fix them.
  • Verified income. Pay stubs, W-2s or tax returns, depending on how you're paid.
  • Verified assets. Bank statements that show where your down payment and closing costs are coming from.
  • A real payment, not just a price. In Northeast Florida, property taxes, homeowners insurance, HOA dues and CDD fees can move your monthly number a lot. Your Pre-Approval should be built on a payment you're comfortable with.
  • An expiration date you know about. Letters don't last forever. If your search runs long, we refresh it.

Get Pre-Approved earlier than you think

A lot of first-time buyers wait until they've found the house. I get why. But the CFPB points out that getting Pre-Approved early can surface credit issues while there's still time to correct them.

Finding a problem in month one of your search is a project. Finding it the week your offer gets accepted is a crisis.

Ask your lender these three questions

If you already have a letter, ask:

  1. Did you review my credit report, or just a score?
  2. Did you verify my income and assets with documents?
  3. What would need to happen for this approval to change?

If the answers are vague, it's worth a second look before you write an offer.

Let's make your letter mean something

If you're buying your first home in Jacksonville or anywhere in Northeast Florida, let's build a Pre-Approval that holds up when a seller is deciding between you and someone else.
