Your first purchase: prepare the decision.

  1. Write down the amount you can comfortably spend each month, including housing costs that are not part of the mortgage payment. Keep an emergency reserve separate from cash to close.
  2. Build a timeline with lease end, target move date and contract deadlines. Ask what documents support a preapproval and what changes could require another review.
  3. Compare FHA, USDA, VA when eligible, and conventional options using the same purchase assumptions. Down payment alone does not establish the best fit.
  4. Before signing, ask who verifies taxes, insurance, title, inspection issues and financing contingencies. Review the actual Loan Estimate rather than an advertised payment.

Self-employed: organize the evidence.

  1. Start with a list of businesses, ownership shares and how long each has operated. Explain recent structural changes instead of assuming deposits equal qualifying income.
  2. Ask which personal and business tax returns, schedules, year-to-date profit-and-loss statements and balance sheets the lender needs. The exact list depends on the program and file.
  3. Keep transfers, borrowed funds, owner draws and business expenses distinguishable. Ask how use of business funds for closing could affect the business and underwriting review.
  4. Do not upload tax returns or bank statements to a public chat. Request the secure document channel and a file-specific checklist.

VA purchase, IRRRL or cash-out: start with the goal.

  1. For a purchase, ask about benefit eligibility, the Certificate of Eligibility, occupancy, property review and total costs. A VA benefit does not replace lender approval.
  2. An IRRRL refinances an existing VA-backed loan. Ask the lender to explain the applicable benefit, seasoning, cost and recoupment requirements for your transaction.
  3. Cash-out has a different purpose and review. Compare the balance after closing, costs, monthly payment and total repayment—not just the cash received.
  4. Use the break-even tool for a simple conversation starter. It does not certify VA net tangible benefit or statutory recoupment compliance.

Reverse and manufactured housing: questions before a quote.

  1. For a reverse mortgage, ask a qualified lender and a HUD-approved counselor about eligibility, payment obligations, fees, occupancy, taxes, insurance, maintenance and what causes repayment. This resource does not confirm program availability.
  2. For manufactured housing, identify whether land is included, how the home is titled, its construction documentation, foundation and any additions. Ask which program accepts that property configuration.
  3. Bring the state, property type and intended occupancy to the first conversation. Avoid paying for program-specific services until the lender explains the next step.

DSCR: document the full property picture.

  1. Write down expected rent and its evidence, mortgage payment, taxes, insurance and association dues. Ask which income and payment definitions the lender uses for DSCR.
  2. Model vacancies, maintenance and management separately. A loan qualification ratio is not a complete operating budget or return guarantee.
  3. Confirm property state, business purpose, actual occupancy and reserve requirements. Do not assume an LLC changes the purpose of a loan.
