Palm Coast is attractive for buyers who want coastal access with a more manageable entry point than tighter Duval or St. Johns options. Callahan gives you land and room to grow while keeping Jacksonville access realistic, and Rivertown offers one of the better new-construction entry angles inside St. Johns County right now.
The Northeast Florida market is finally cooling its jets. We’re moving away from the panic buying phase and into a period of structural normalization.

Most homes here sit on larger lots with real privacy. It’s a strong option for first-time buyers who want a starter home they won’t outgrow in three years, plus you can find acreage and even horse properties if that’s your speed.
3. Rivertown, St. Johns County
St. Johns County is usually synonymous with expensive, but Rivertown is where I’m seeing some of the best entry points for new construction this year.
It’s designed as a riverfront lifestyle community. Builders have opened phases targeting the low $300s, which is rare for this school district. You’re buying into an established area with strong amenities, but at a 2026 starter price.
