Before You Buy a House, Get These 3 Numbers Right
A lender can tell you what you qualify for. You still need to know what feels comfortable, what closing takes, and what remains for life after the keys.

Three numbers that need to work together
Your comfortable monthly payment
Count principal and interest, property taxes, homeowners insurance, mortgage insurance when applicable, association dues, and flood insurance where applicable. The maximum mortgage you qualify for is not automatically your personal budget.
Your total cash to close
Look at the down payment, closing costs, and prepaid items together. If you consider down-payment assistance, understand its actual terms. Do not evaluate financing from a low-down-payment advertisement alone.
Money left after closing
Leave room for moving expenses, maintenance, reserves and savings, and normal life expenses after buying. Getting the keys should still leave you able to handle what comes next.
COMPARE THE WHOLE LOAN
A rate alone does not tell the whole story.
