It simply means the broker should compare the available conforming and jumbo paths with the same property, down payment, payment, pricing, cash-to-close, and reserve assumptions.

Do not choose the structure from the list price alone.

What jumbo lenders usually review closely

Jumbo approval is not based on one universal checklist. Standards can differ by lender, loan size, occupancy, property, income type, credit profile, and overall file strength.

Expect a detailed review of the following areas.

Income and employment

The lender needs documented income that supports the proposed payment and other monthly obligations.

The review can be more involved when income includes:

  • Self-employment or business ownership
  • Commission, bonus, overtime, or tips
  • Restricted stock, investment, trust, or retirement income
  • Multiple jobs or recent job changes
  • Rental income or multiple financed properties

Credit standards vary across jumbo lenders. The review can include payment history, revolving balances, recent inquiries, new accounts, mortgage history, and the relationship between monthly debts and documented income.

Do not open new credit, finance furniture, co-sign a loan, or move debt around during the mortgage process without asking how the change may affect the file.

Assets, cash to close, and reserves

A jumbo file may require more than proof of the down payment and closing funds. The lender may also want documented reserves left after closing.

The amount and type of reserves depend on the lender and scenario. A stronger asset file may include:

  • Clearly documented funds for down payment and closing costs
  • Required reserves that remain after closing
  • A clean paper trail for transfers, large deposits, gifts, or asset sales
  • Statements showing ownership and access to the funds
  • A plan for taxes, insurance, HOA or condo dues, and other property costs

Do not move large sums between accounts just to make the statements look cleaner. Let the broker review the source and documentation plan first.

Property and appraisal

The property has to support the loan, not just the borrower.

Higher-price homes may have fewer comparable sales. Custom construction, large acreage, accessory buildings, waterfront features, unusual design, multiple parcels, or major renovations can make the appraisal and lender review more complex.

A purchase price accepted by the seller does not guarantee the appraised value. If the appraisal is lower than the contract price, the buyer, Realtor, and mortgage broker need to review the contract, available cash, loan structure, and negotiation options.
