Jacksonville Manufactured Home Mortgage Guide for 2026
Estimated reading time: 6 minutes
Buying a manufactured home in Jacksonville or Northeast Florida can be a practical path to homeownership, but the mortgage review differs from a typical site-built house.
The buyer still needs acceptable income, credit, assets, and debts. The home, land, title, installation, HUD labels, data plate, and lender requirements add a property review.
As a wholesale mortgage broker, I can compare available lender options around the actual file. That does not guarantee approval, but it can surface missing items before the contract clock starts.
Confirm what kind of home you are buying
Listings often mix mobile home, manufactured home, and modular home. The construction standards, title records, appraisal, and loan path can differ.
HUD says a manufactured home is built to the federal HUD Code on a permanent chassis. Homes produced after June 15, 1976, should have a certification label on each transportable section. A modular home is generally built to applicable state and local codes. Review the HUD homeowner guidance, and use records—not the listing category—to confirm the property type.
Six questions to answer before the offer
- Is the land included? Confirm whether the buyer will own the home and land together or the home sits on leased land. Ask for the deed, parcel details, title records, and any lease.
- How is the home titled? A multi-section home can have multiple titles. Florida Statute 319.261 provides a title-retirement process for a qualifying home permanently affixed to real property. The lender and closing professionals should review the actual records.
- Are the HUD tags and data plate available? Photograph the label on every section and the complete data plate. HUD does not reissue missing physical labels, but verification may be available. See the HUD label page.
- Is the installation documented? The foundation, anchoring, utilities, site, and records must fit the selected lender path.
- Was the home moved or altered? Prior moves and additions such as porches, decks, carports, or roof structures can affect eligibility, permits, insurance, and appraisal.
- Can it be insured? Get address-specific homeowners and flood quotes early. Use the Jacksonville homeowners-insurance guide and flood guide.
Build the property document pack early
The exact list varies, but gather:
- MLS sheet and complete purchase contract
- Deed, parcel details, and legal description
- Titles for every section or evidence of title retirement
- HUD-tag photos, data plate, serial numbers, manufacturer, model, width, and year
- Available installation, foundation, permit, inspection, move, and addition records
- Land lease or community documents when applicable
- Insurance, flood, well, septic, private-road, and access information when applicable
The borrower also needs normal income, asset, credit, identity, and housing records. Start with the Jacksonville mortgage preapproval documents checklist.
Compare the available mortgage paths
Manufactured-home financing is not one universal product. Requirements vary by borrower, home, land, title, occupancy, appraisal, program, and lender.
- Conventional: Some lenders finance eligible homes when the borrower, property, title, installation, and appraisal meet their requirements.
- FHA: FHA has manufactured-housing paths. HUD's Title I overview describes structures involving a home unit, lot, or home-and-lot combination. Not every FHA lender offers every structure.
- VA: The official VA Buyer's Guide lists buying a manufactured home and/or lot as a possible use. The Veteran, lender, property, title, appraisal, occupancy, and file still must qualify.
- USDA: USDA may be worth reviewing for an eligible buyer and property in a qualifying area. The map is only one part of the analysis. Start with the Northeast Florida USDA guide.
The practical question is which available lender path fits the buyer, home, land, title, payment, and closing date.
Use the full Jacksonville payment
Compare rate, points, credits, mortgage insurance, property insurance, taxes, land charges, property-review costs, cash to close, and funds remaining afterward.
The seller's tax bill may not equal the buyer's future cost. Review the Jacksonville property-tax guide and the CFPB's Loan Estimate explainer.
A practical Realtor and buyer checklist
Before the offer, confirm that:
- The mortgage team reviewed the property type, ownership, occupancy, and proposed terms
- Title, HUD-label, data-plate, year, section, move, installation, and addition records were requested
- The selected lender path is available for the actual property
- Insurance, flood, taxes, and land costs are in the payment plan
- The contract and timeline address the home, land, appraisal, and additional review accurately
Missing labels, conflicting serial numbers, different home-and-land owners, moves, additions, leased land, foundation questions, or insurance problems may require more time, documents, or a different structure. Surface them before the buyer spends money.

FAQ
Can I get a mortgage on a manufactured home in Jacksonville?
Potentially. The borrower, home, land, title, installation, appraisal, insurance, occupancy, program, and lender all matter. Have the property reviewed before relying on a general preapproval.
Does a manufactured-home mortgage have to include the land?
Structures differ. Some options involve the home, lot, or both, while many real-estate mortgage paths focus on the home and land together. Confirm the exact ownership, title, lease, and lender requirements.
What happens if a HUD tag is missing?
HUD does not reissue physical labels. A verification letter may be available if historical information can be found. Start early because the lender or appraiser may need it.
Can I use a VA loan for a manufactured home?
VA guidance addresses manufactured homes classified as real estate, but the Veteran, lender, property, title, appraisal, occupancy, and file still must qualify. Participation varies.
Can a manufactured home that was moved qualify?
Prior relocation can affect eligibility. Disclose every known move and provide available installation, title, and permit records.
Can I finance a home built before June 15, 1976?
HUD identifies June 15, 1976, as the HUD Code start date. An older home may not fit programs requiring a HUD-code home. Verify the specific property's year, construction type, title, and financing.
